AROUND THE NEIGHBORHOOD
3 DFW weekends worth planning around
Spring weekends around here don't stay open for long.
The weather is cooperating. The kids are ready to get out. And there's genuinely a lot happening around DFW right now worth knowing about.
Here are three that caught our attention this month.
For a bigger weekend, this is the one.
Three days in AT&T Stadium's lot, 14+ of the best BBQ pitmasters in Texas, country music headliners, cold drinks, and the kind of crowd that shows up ready to stay a while. Hurtado Barbecue, Salt Lick, 2M Smokehouse, Panther City BBQ - the pitmaster lineup alone is worth the trip.
Shaboozey, Koe Wetzel, and Riley Green headline across the three days. Kids under 10 get in free. Rideshare is your friend for this one!

🎸 Wildflower! Arts and Music Festival
This one's been a spring staple for years, and the 2026 lineup doesn't disappoint. George Thorogood, Kaleo, nearly 50 bands across multiple stages over three days.
Beyond the music, there's a songwriter competition, a battle of the bands, WF! Kids for the family crowd, local eats, marketplace vendors, and strolling performers throughout the grounds.
It's the kind of weekend that works whether you're there for the headliners or just wandering with something good to eat.

🩰 Texas Ballet Theater: Swan Lake
For an evening that feels like a little bit of an occasion, Texas Ballet Theater brings four performances the first weekend of May: Classic Tchaikovsky, world-class dancers, and one of the most beloved stories.
About two and a half hours of a family-friendly night out that's worth getting dressed up for.

WHAT WE'RE SEEING
The market we're stepping into as spring picks up
March gave us a clearer picture of where the DFW market stands heading into spring, and the short version is: balanced, steady, and rewarding preparation.
Across the metro, 8,229 homes closed last month, up nearly 5% from March 2025. Active listings came in just over 30,700, and months of inventory held at 4.0, right in the middle of what most consider balanced territory.
The median sale price landed at $385,000, down 2.5% year over year. That's a softening, but not a sharp one. What it reflects is a market that's found its footing, not one in distress.
A few numbers that help frame it:
Median sales price: $385,000
Closed sales: 8,229 (+4.8% YoY)
Active listings: 30,767
Months of inventory: 4.0
Average time from list to close: 103 days
Most active price range: $300K–$400K (27.5% of all sales)
What stands out to us is where buyer demand is concentrated.
That $300K–$400K band captured more than a quarter of all March activity. Sellers in that range have the widest buyer pool right now. Above it, the market thins out, and pricing precision matters more.
What this means for sellers: Buyers have options. With over 30,000 listings on the market, homes that are priced accurately and prepared well are moving. The ones that aren't are sitting—and eventually reducing. Strategy matters more than it did two years ago.
What this means for buyers: You have more selection and more time than at any point in the last few years. The 103-day average from list to close tells you the pace has shifted. Well-priced homes in strong locations still move, but the sprint of 2021–2022 isn't today's market.
As we move deeper into spring, we expect this balanced environment to hold, with inventory potentially edging toward 4.5 months by summer if current trends continue.

Two listings, two very different kinds of opportunity

This one is for the family that wants the full picture: space, privacy, and a home that's already done.
Sitting on 2.37 acres in Sunnyvale (about 15 minutes from Downtown Dallas), this is a home built for real life at scale.
A chef's kitchen with a second catering kitchen tucked behind it. A family room with a Juliet balcony overlooking it. A media room, a game room, a dedicated home office, and a tech center built into the upstairs hallway for the kids.
Outside, a 12,000-gallon heated pool with a moss-rock waterfall and spa sits amid flagstone decking, mature trees, and covered balconies overlooking the neighborhood ponds. A basketball pad, wrought iron fencing, and enough room to spread out and still feel like somewhere private.
A recent $185,000 price reduction makes this one worth a serious look if it's been on your radar.

WHAT'S BEING BUILT
$2.1 billion is coming to North Fort Worth
A Spanish infrastructure company called Grupo ACS is breaking ground on a two-story data center campus on a 77-acre site near Hicks Field Road in north Fort Worth. The estimated investment is $2.1 billion. Construction is expected to run from this summer through spring 2028.
That's a significant commitment to this part of the Metroplex.
Data centers don't show up in neighborhoods the way a restaurant or a retail center does. You won't drive past it on a Saturday. But what they bring with them matters: jobs, infrastructure investment, and a signal to other employers that a market is worth showing up in.
When companies deploy capital at this scale in a specific corridor, it tends to attract more of the same over time.
If you own in north Fort Worth or anywhere along that side of the Metroplex, this is the kind of development that quietly does its work in the background. Worth knowing about.

IKEA is officially in Dallas (and Rockwall is next)
This one you might have already heard about.
IKEA opened its first location inside Dallas city limits last month at The Shops at Park Lane, a two-level, 63,000-square-foot store at the intersection of US-75 and Park Lane, directly across from NorthPark Center. Smaller format than the Frisco location, but the meatballs made the trip.
About 3,200 items are available for same-day takeaway, larger pieces can be ordered for home delivery or free in-store pickup, and there's an As-Is section for anyone hunting a deal on gently used or discontinued items. Accessible by DART, free parking, open daily 10 AM to 8 PM.
And Rockwall is next. A second DFW location is expected to open later this year at 1805 E I-30 Frontage Rd, nearly 109,000 square feet, built from the ground up, with a full Swedish Deli café on site.
Here's the thing about retail anchors like IKEA. They don't pick neighborhoods randomly. They study where families are putting down roots, where rooftops are going up, and where long-term demand is building.
Rockwall has been on that list for a while. This is just the confirmation. If you own on the east side of the Metroplex, it's worth paying attention to.

WHAT WE'RE LOVING RIGHT NOW
The Spring Market (Yes, Really)
Why we’re loving it: Despite everything happening in the world around us, we’re seeing real momentum where it matters, right here at home.
Over the past 60 days, three of our listings went under contract in just three days (two with multiple offers), and another sold in 19 days. Even more telling is a home that sat on the market for over 200 days last year with another agent.
The seller brought us in this past October. It’s a newer home, but it was competing against a wave of new construction. We stepped in with staging and a fresh marketing approach, gave it time to reposition, and then made a strategic decision to take it off the market for 30 days to reset—without changing the price. Twenty-five days after relaunching, it received multiple offers and is now under contract. Same house. Same price. Different strategy.
When we do step away from the market, we’ve still been sticking to our usual routine—finding a few good things to watch (or in Cory’s case… going down a few rabbit holes).
We knocked out all four episodes of Trust Me: The False Prophet (Netflix) in one late night. I’m not usually a documentary fan, but this one pulled me in. Fair warning—Samuel Bateman is genuinely unsettling. I think it may have given Cory nightmares.

AI, documentaries, and anything that makes you rethink the future…
He’s watched Seeking Intelligence: The Past, Present and Future of AI and Beyond Human: Artificial Intelligence and Us – Panorama, and is currently working through The Cost of Convenience, which dives into how internet platforms are shaping mental health, communities, and even democracy.
Naturally, next up is HBO’s The AI Doc: Or How I Became an Apocaloptimist. I’ll admit—after what he’s been telling me, I’m going to have to watch this one with him.
On the more entertainment side, we’re staying current on Taylor Sheridan’s Marshals. I’ll be honest, I watched the first episode of Madison and stopped… heartbroken. But my cousin Debbie insists I need to stick with it, so it’s back on the list.
And I cannot wait for Dutton Ranch in May. Beth Dutton in Texas? Yes, please.
Also, I might be the only one in my family who never watched Game of Thrones, but after seeing A Knight of the Seven Kingdoms—and completely agreeing with that 94% Rotten Tomatoes rating—it’s officially moved to my “finally need to watch this” list.
After long days navigating real estate, market shifts, and everything in between, it’s nice to unplug with something that makes you think… or at least keeps you on the edge of your seat.
Apparently, evenings in Texas pair well with strong writing, memorable characters, and shows that don’t feel too far from real life.
