AROUND THE NEIGHBORHOOD
3 ways to get out and about this month
Mid-January can feel quiet after the holidays, but that’s exactly why we like it.
Fewer crowds, easier parking, and events that feel more intentional.
These are the kinds of outings that get families out of the house without feeling rushed or overplanned, and they’re all happening right here close to home.
A simple Saturday that checks all the boxes.
This is one of those places we keep going back to. Local farmers, familiar vendors, live music in the background, and plenty of space to let the kids wander without stress.
It’s easy to turn this into a whole morning outing: grab breakfast, pick up produce for the week, and enjoy being part of the community without an agenda. We like it because it’s relaxed and flexible, and it always feels worth the stop.

Dallas Blooms is one of those spring traditions that feels worth slowing down for. As the Southwest’s largest annual floral festival, it fills the Arboretum with fresh blooms, garden displays, and peaceful moments that are easy to enjoy at your own pace.
Perfect for a family outing or a quiet afternoon welcoming spring.

WHAT WE'RE SEEING
The market we’re stepping into as 2026 begins
As the new year gets underway, it helps to anchor ourselves in where things actually landed.
This data reflects fall activity, but it sets the tone for what buyers and sellers are working with heading into 2026.
Across DFW, inventory rose meaningfully in the second half of last year, bringing the market into a more balanced position.
Active listings climbed more than 16%, months of inventory moved to about 4.5 months, and prices softened modestly, with the median sales price down 2.7% year over year.
That combination matters.
It means buyers are seeing more choice and more breathing room, while sellers are operating in a market where preparation, pricing, and presentation make a real difference.
A few numbers that help frame it:
Median sales price: $385,000
Active listings: 35,000+ homes
Average time from list to close: about 95 days
Most active price range: $300K–$400K (just over a quarter of all sales)
What stands out to us is stability. Sales activity held steady, days on market only stretched slightly, and the market didn’t slow down, it just normalized.
What this means for sellers: More inventory means more competition, which makes strategy more important. Homes that are priced correctly, prepared thoughtfully, and marketed well are still selling, but buyers are paying closer attention to value.
What this means for buyers: More inventory also means more leverage. The pace has slowed enough to allow time for thoughtful decisions and meaningful negotiations, especially compared to the last few years.
As we move further into 2026, we expect this balanced environment to continue, with steady activity and opportunities on both sides of the table.

WHAT'S BEING BUILT
The $750M Development Moving Forward in Plano
A major mixed-use development is officially moving forward in Plano, and it’s one we think everyone across North Dallas should have on their radar.
Plans were approved this month for 187 new townhomes as part of the larger $750 million Haggard Farm development, located near Spring Creek Parkway and Windhaven Parkway.
This is just one piece of a long-term project that will also include retail, green space, trails, and parks, all designed around everyday living, not just density.
Construction on the first phase is already underway, with development expected to roll out in stages over the next couple of years.
Why this matters:
Large-scale projects like this tend to shape how an area grows for years to come. More townhome options can appeal to buyers looking for lower maintenance, proximity to amenities, or a lock-and-leave lifestyle, while also influencing nearby home values, traffic patterns, and retail expansion.

No reality TV for us, we get enough reality in real life 😉.
This is our monthly roundup of what we’ve been enjoying lately.
11.22.63 | Netflix (Limited Series)
Why we like it: Smart storytelling, great pacing, a compelling love story, and just enough time travel to keep you thinking long after the final episode. After we finished it, I ordered the DVD for my dad. He’s going to love naming all the 1960s cars.
Untamed (Season 1) | Netflix
Why we like it: Gritty, well-acted, and refreshingly different. Perfect for a quiet weeknight watch. It reminded us of the Joe Pickett series on Paramount: gorgeous scenery, plenty of suspense, keeps you guessing, and makes you root for the white-hat good guy.
The Pitt (Season 2) | HBO
Why we like it: Strong characters and sharp writing that make the comeback feel worth the wait. Fair warning: it can get a little bloody, so skip it if hospitals, needles, or medical drama aren’t your thing.
The Rookie (Season 8) | ABC
Why we like it: A reliable favorite. Easy to watch, entertaining, and just the right mix of action and humor.
High Potential (Season 2) | ABC
Why we like it: Clever, fast-moving, and fun to follow. Great when you don’t want anything too heavy.
Landman (Season 2) | Paramount+
Why we like it: Texas energy, high-stakes drama, familiar DFW-area scenes, and housing styles that feel close to home. We’re heading into the season finale with strong opinions… and last Sunday’s episode definitely left us stunned.
One We’re Saving for Later
Nobody Wants This (Season 2) | Netflix
Queued up and waiting—because sometimes it’s nice to save something you know you’re going to enjoy.
After long days navigating real estate, market shifts, and everything in between, it’s nice to escape for a bit with good entertainment.
Apparently, evenings in Texas pair well with strong writing, memorable characters, and shows that don’t feel too far from real life.
